Deadlines

Issue 1099-NECs to contractors (e.g. Feb 2, 2026 for 2025 tax year)
File return or request extension (e.g. April 15, 2026)
If extension filed: submit return by October 15, 2026

Income & records

Reconcile rent roll; include crypto at FMV on date received
Gather 1099s & W-9s; e-file if 10+ information returns

Deductions

Calculate and log deductible mileage (IRS rate)
Review depreciation (27.5-year, bonus, de minimis safe harbor)
Separate repairs (deduct now) from improvements (depreciate)
Track PropTech/software receipts (e.g. property management, rent collection)
